A smooth transition
We understand that for landlords, transitioning their property portfolio to a new management company can be daunting, particularly when they haven’t had a say in the matter through an acquisition.
Every acquired landlord will receive a call from us where we’ll introduce ourselves, our service, and reassure them that their management fees will remain the same for at least a year. Some landlords could even receive a reduction on their management fees if they currently pay more than what they would on our fixed pricing structure.

Finance
We have 3 team members who are responsible for making sure rent is collected on time and in full each month so we can disburse this to our landlords on a regular schedule.
All rent arrears are chased promptly and we have a process in place that keeps them to a minimum. Landlords have access to our secure online portal to view historic statements which makes their yearly self-assessments more straightforward.
Works
Our works department is made up of 3 office-based team members and 7 engineers out on the tools. They’re on hand to deal with repair reports from tenants 24/7.
There’s no obligation to use our in-house team if landlords prefer to sort the repairs themselves, but we do offer a cost-effective solution with a 6-month guarantee on all works carried out with us. Landlords have a FixFlo login that keeps a record of all jobs.
Lettings
We take care of every aspect of the letting process, from setting realistic rental valuations that minimise void periods to ensuring properties are fully compliant with all relevant legislation.
We list properties promptly to attract quality tenants, carry out professional viewings, and conduct thorough application referencing to minimise risk. Additionally, we offer in-house key-cutting and include mid-term and exit inspections as standard.
Digital
As a modern property management company, we’re constantly striving to enhance our client experience. That's why we've made significant investments in our in-house Digital Team.
Over the past two years, this vital team has propelled Ultralets to the forefront of technology, system automation, and digital marketing in our area. This enables us to provide our landlords with a service we’re proud of and to keep running efficiently which maintains our cost-effective offering.
Insurance
Having the right insurance in place is essential to protect a landlord's property investment. Our dedicated insurance department is here to assist them in navigating the complexities of landlord insurance and ensuring they have the coverage they need. We start by reviewing their current policy to identify any gaps or areas that need improvement.
We'll then provide them with comprehensive and impartial advice on their insurance options, tailored to their specific requirements. As an appointed representative of HL Partnership Limited (HLP), we are authorised and regulated by the Financial Conduct Authority (FCA).
Investment sales
Our experienced team supports landlords with their investment goals. If they’re looking to invest, we can help them with the whole process from identifying potential properties to negotiating deals and providing comprehensive market insights.
We'll leverage our extensive knowledge of the lettings market to assess realistic rental income and identify any potential red flags or maintenance issues so landlords can make informed decisions every step of the way. Hands-off or hands-on management
Every landlord has different needs. That's why we offer a flexible approach to property management. They can be as hands-on as they like, or we can take care of everything. All our newly-acquired landlords are encouraged to come and meet the team at our Flemingate office in Beverley.
